Title Insurance

A policy protecting owners or lenders from losses caused by defects in a property's title — liens, errors, or ownership disputes from before you bought.

Escrow

Funds or documents held by a neutral third party (that's us) until every condition of the transaction is met.

Title Search

An examination of public records to confirm legal ownership and uncover claims against the property.

Closing / Settlement

The final step: documents are signed, funds are disbursed, and ownership officially transfers.

Lien

A legal claim against a property for an unpaid debt — a mortgage, unpaid taxes, or contractor bills. Liens must typically be cleared before closing.

Deed

The legal document that transfers ownership from seller to buyer, recorded in county records.

O&E Report

An ownership & encumbrance report: a quick snapshot of who owns a property and what claims exist against it.

Closing Protection Letter

An underwriter's assurance to a lender covering certain losses caused by the closing agent's errors or misconduct.

1031 Exchange

A tax-deferred swap of one investment property for another, following strict IRS timing rules.

Promulgated Rate

Florida's state-set title insurance premium — the rate is fixed by law based on the purchase price or loan amount.

Owner's Policy

Title insurance protecting the buyer's interest for as long as they (or their heirs) own the property. Paid once at closing.

Lender's Policy

Title insurance protecting the mortgage lender's interest, usually required for any financed purchase.
